Leasing, sales and advice for Auckland commercial property.
Four services. In every one, you deal with Matt from first call to signed lease, with no hand-offs to juniors.

Leasing strategy for landlords
For: owners and asset managers with office vacancy coming up, or a building losing tenants to newer stock.
- Positions the building against current competing space, including ESG and fit-out expectations
- Sets asking rent, incentives and lease terms from live deal evidence
- Runs the campaign and qualifies every enquiry personally
- Negotiates heads of agreement through to agreement to lease
Deal Matt has led
Level 4, Building D, 167 Victoria Street West, Auckland Central, with 75 carparks.
Tenant representation
For: business owners and CFOs whose lease is ending, or who need more, less or better space.
- Tests whether renewing or moving gives the better deal, with numbers
- Shortlists space, including off-market options, against your brief
- Negotiates rent, incentives, fit-out contribution and make-good
- Plans for hybrid work so you don't lease space you won't use
- Works only for you. No landlord listing to steer you towards
Deal Matt has led
Levels 1 & 2, 8 Gloucester Park Road, Onehunga, with 23 carparks.
Sales & acquisitions
For: investors and owner-occupiers buying or selling a commercial asset, where the lease profile drives the value.
- Reviews the tenancy schedule, lease terms and expiry risk before you price or bid
- Advises how leasing up vacancy before sale could change the result
- Introduces buyers and sellers from 20+ years of Auckland relationships
- Manages the process through due diligence to unconditional
[TO CONFIRM: a sales or acquisition example Matt is happy to name]
Advisory
For: landlords and occupiers who need an independent opinion without running a full campaign.
- Rent review opinions and negotiation
- Lease renewal strategy and option timing
- Make-good exposure review before exit
- Portfolio leasing plans across several buildings
- Second opinions on a deal another agent has put in front of you

Questions landlords and tenants ask
How are Matt's fees structured?
Landlord leasing is usually a commission based on the lease value, agreed in writing before any work starts. Tenant and advisory work can be a fixed fee or a success fee. [TO CONFIRM: fee structure]
Do I have to sign an exclusive agency?
For landlord leasing campaigns, an exclusive agency for a set period is normal and gives the campaign focus. For tenant representation and advisory there is a simple engagement letter. [TO CONFIRM: exclusivity terms]
How early should I start before my lease expires?
For office tenancies over about 1,000 sqm, 18–24 months before expiry. Smaller tenancies, 9–12 months. Earlier gives you real options rather than a forced renewal.
Can Matt help with a rent review?
Yes. He gives an opinion on market rent using current deals and incentives, and can negotiate the review or prepare evidence for arbitration.
What is make-good, and should I worry about it?
Make-good is your obligation to return the premises to a set condition at the end of the lease. It can be a large cost. Matt negotiates it at the start and reviews it before exit.
